Retaining Wall Construction in Atlanta

Half the lots in metro Atlanta have a slope on them somewhere, and red clay does not hold a cut face for long. Rain gets in behind the surface, the slope slumps, and the bed or the driveway edge starts moving downhill. A retaining wall solves it, but only if it is built to handle water. Nearly every failed wall we get called to look at failed the same way. It had no drainage behind it, and it was backfilled with the same clay that came out of the hole.
Done properly it goes like this. Dig a level base trench below grade, compact a stone base, and bury the first course so the wall is anchored rather than sitting on the yard. Behind the face goes a column of clean drainage stone, separated from the soil with fabric, with a perforated pipe at the bottom running to daylight where the water can actually get out. Taller walls get geogrid tied back into the hillside at set intervals, which turns the wall and the soil behind it into one mass instead of a stack of block waiting to be pushed over. Saturated clay is heavy and it pushes hard.
We build segmental block walls, natural stone walls, and replacements for old timber walls that have rotted and leaned out. Timber walls put in twenty or thirty years ago are the most common thing we tear out in this area. Block is the most reliable choice for holding real load and gives a straightforward path to proper drainage. Stone costs more and looks better against an older house. On a long slope, terracing two shorter walls is often a better answer than one tall one, and frequently the cheaper one.
Height changes what kind of job this is. Above roughly four feet, many jurisdictions around the metro require a permit and an engineered design, and walls near a property line, a driveway or a structure can trigger review below that. - Do I need a permit for a retaining wall?
- It depends on height and on which county or city you are in. Around four feet is the common threshold where a permit and an engineered design come into play, measured from the bottom of the footing rather than from the ground you see. Anything carrying a load above it, like a driveway or a structure, can require review at a lower height. We check the local requirement before quoting.
- Why is my existing wall leaning or bulging?
- Almost always water. If there is no drainage stone and no outlet pipe behind the face, rain saturates the clay backfill and the pressure pushes the wall out. Missing geogrid on a taller wall, or a base that was set on soft soil rather than compacted stone, does the same thing more slowly. Sometimes a section can be rebuilt. Once a wall is bulging along its length, rebuilding it properly usually costs less than chasing it.
- What drives the price of a wall?
- Height and length together, since height dictates excavation depth, geogrid and engineering. Then access, because block and stone are heavy and hand-carrying material to a back yard is slow. Then how much dirt has to be moved and hauled, the drainage work behind the face, and material choice. Natural stone runs above block for the same wall.
- Block or natural stone?
- Block is engineered for this, stacks consistently, and makes it straightforward to build the drainage and reinforcement correctly, so it is the default for anything holding serious load. Natural stone suits an older house or a lower garden wall where appearance is doing most of the work. Both need the same base and the same drainage behind them.
